Great location on paved Acadia way with east/west sun exposure.  Close to everything.  

An older, large 1982 Villa Royale (40’x11′) but fully updated and move-in ready.   

Tankless propane hot water heater (shower for as long and hot as you want!!).  Sleeps six, double bed and twin bunk beds in the back bedroom, Ikea queen sectional sofa in the living room. Colourful low maintenance yard, great long-term neighbours, vinyl storage shed with garden tools, bicycles, horseshoes, bocce set, tools, etc. 

Owners for 20 years, but now living in Kelowna; and with, soon to be four, grandchildren back east to visit we no longer have time to enjoy Birch Bay.   

Time for someone else to enjoy our wonderful getaway.  Come have a look, tell your friends, make an offer.
